The northern coast is not one market but a dozen, each with its own rhythm. Some stretches are already established; others are a season or two away from turning. Here are the five we would put money into today — and the reasons why.

Kyrenia harbour — the safe classic

The old horseshoe harbour remains the most liquid address on the coast. You pay for it, but you can always sell it: restaurants, the castle, the evening promenade and a walkable centre keep demand permanent. Buy here for stability rather than upside.

Esentepe — golf and slow growth

A championship course, a marina in the ground and villas with real gardens make Esentepe the choice for buyers who want space and greenery over nightlife. Prices have climbed steadily rather than sharply — usually the healthiest kind of curve.

İskele & Long Beach — the rental engine

If yield is your priority, this is the stretch. A long sandy beach, dense new supply and heavy short-let demand make İskele the most rentable postcode on the island. Just choose the block carefully — quality varies sharply from tower to tower.

Bahçeli & Lapta — the quiet middle

Ten minutes from Kyrenia but a world calmer, these villages give you sea and mountain in the same frame at prices the harbour left behind years ago. Our pick for buyers who want to live here, not just let the place out.

The Karpaz — for the long horizon

The long peninsula is still mostly empty beaches and wild donkeys, and that is exactly the appeal. Infrastructure is thin and patience is mandatory, but for a buyer with a ten-year view, land here is the closest thing the coast has to a blank page.
